Fight service costs - the landlord must prove them and most tenants win
The landlord must give you a yearly settlement showing actual service costs versus your monthly advances, and can only charge reasonable amounts. If they cannot justify it or it is inflated, the Huurcommissie can cut it - tenants win a large share of these cases. Demand the yearly settlement in writing; if missing or inflated, file a service-costs request at the Huurcommissie (about 25 eur). You have until 30 months after the end of the year the costs relate to.
