Get your starting rent legally cut in your first 6 months
Within the first 6 months of any new contract you can ask the Huurcommissie to test your starting rent against the points system (WWS). If it is too high they order a reduction, backdated to day one - the rent can only go down or stay the same, never up, and the landlord cannot end the lease in retaliation. File the 'verlaging aanvangshuurprijs' request on huurcommissie.nl; it costs the tenant about 25 eur and a ruling usually lands within ~4 months.
