Deposit is capped at 2 months and must be back within 14 days
For contracts from 1 July 2023, the deposit may be at most two months' base (kale) rent, and after the tenancy the landlord must return it within 14 days (30 if there is a justified deduction). They may deduct ONLY four things: unpaid rent, unpaid service costs, actual damage you caused, and an outstanding energy fee - admin fees and standard cleaning cannot be taken. If they keep more or stall, send a written demand and escalate to the gemeente meldpunt or the court. (Pre-July-2023 contracts can still hold up to 3 months.)
