The points system can permanently cap your rent - and the landlord must now hand you the count
Since 1 July 2024 the WWS points system is binding for social AND mid-rent homes: your home's points set a legal maximum rent, and since 1 January 2025 the landlord must give you the points count with the contract. Run the free Huurprijscheck on huurcommissie.nl; if you are above the max, demand the legal price via the Huurcommissie. As reference (2025): up to 143 points is roughly up to 900 eur/month, 144-186 points roughly 900-1,185 eur; above 186 points the home is free-sector.
