A bad energy label legally lowers your rent

The energy label feeds the WWS points: since 1 July 2024, poor labels (E/F/G) score negative points and good labels add many, and a single label step is roughly 15 points (up to ~100 eur/month in max rent). A poor label can knock enough points off to push a home under the mid-rent threshold, so the binding maximum rent applies and your rent may be legally too high. Ask for the label, run the Huurprijscheck including it, and go to the Huurcommissie if you are over.
