You have six months to challenge the rent you agreed to
Within six months of your tenancy starting you can ask the Huurcommissie to check whether the rent is higher than the property is legally worth. If it is, they lower it, and the lower rent counts from the day the contract started, so you get the difference back. Agreeing to the rent in the first place does not take this right away. Miss the six months and this route closes, so the clock matters more than the argument.
